After multiple unsuccessful redevelopment efforts over the years, tre Ministries brought a bold and purpose-driven vision to the location—creating a dynamic space that serves both the city’s economic growth and its community mission. The project spans an entire city block and features two primary structures: a five-story mixed-use building and a three-story residential apartment building, both designed to blend urban density with neighborhood character. A centrally located parking structure is concealed within the site, promoting walkability and efficient land use while maintaining an inviting streetscape. Live-Work-Serve Design for Downtown Sioux Falls The ground and second floors of the mixed-use building are dedicated to commercial and office space, supporting local businesses and nonprofit initiatives. Above, three floors of market-rate apartments introduce new housing inventory to the area while activating Minnesota Avenue with residents and daily foot traffic. One block to the east sits a historic residential district, which informed the design strategy. By carefully scaling down the visual mass of the buildings and using thoughtful transitions, the development complements its surrounding neighborhood, creating a seamless architectural connection between old and new. A Mission-Driven Mixed-Use Community More than just real estate, the 1819 development aligns with tre Ministries’ mission to support and develop young adults as future leaders in the Sioux Falls community. The integrated programming allows for community engagement, mentoring, and leadership development alongside everyday urban living.
