About Us

Welcome to Royalty.ca - the only real estate technology platform in Canada dedicated exclusively to showcasing the buildings that shape our cities.

I'm Soroush Babaeian, CEO and founder of Royalty.ca. We started as a licensed real estate brokerage, operating with a team of our own Realtors. But in 2024, after years of experience and deep involvement in real estate transactions and development, we made a bold decision: to pivot away from being a brokerage and evolve into a true technology company. This shift allowed us to focus entirely on what we believe the industry needs most — better data, better tools, and better visibility into buildings themselves, not just listings.

Our Evolution

When Royalty.ca began, we worked in the trenches of the traditional real estate model. We understood how fragmented and inaccessible property data was — especially when it came to historical information, developer credibility, and off-market opportunities.

Over two decades, we accumulated and structured 20+ years of sold data. In 2024, we used this foundation to do something no other platform in Canada had done:build a comprehensive digital map of every building in British Columbia, both existing and pre-construction.

What We Do Today

A Platform Built Around Buildings — Not Listings

Unlike typical real estate websites, Royalty.ca doesn't show individual listings. Instead, we showcase every building, whether it's a condo built in 1995 or a tower breaking ground next year. When you visit our site, you're not scrolling through scattered listings — you're exploring the entire inventory of buildings in the market.

Each building profile includes:

  • Building name and address
  • Developer information
  • Architect and interior designer
  • Marketing agency and branding assets
  • Year built or estimated completion date
  • Historical transaction data using our Restimation® technology
  • Pre-sale center information (if applicable)

This model gives homebuyers, Realtors, and industry professionalscontext and credibility that listings alone can't provide.

Verified Profiles for Developers & Industry Experts

Because we already had detailed building data, we inviteddevelopers, architects,interior designers, and marketing agencies to complete their profiles by contributing verified information. Each professional or organization can now display their full history of projects, adding legitimacy and transparency to their brand. These profiles are visible to prospective buyers, industry partners, and anyone researching a project or firm.

This helps bridge the credibility gap in new developments — giving users insight not just into a building, but into the team behind it.

Our Revenue Model

Royalty.ca no longer recruits Realtors or earns commission from transactions. Instead, our revenue comes from two focused channels:

1. Featured Projects - Direct-to-Consumer Advertising for Developers

We allow developers to feature their pre-sale projects directly on the building's main profile page — a placement no other platform offers. These featured profiles include:

  • Project logo and branding
  • Developer logo and verified profile
  • Sales associate photo and contact info
  • Pre-sale center address and hours
  • Direct phone link to sales center or sales associate
  • Link to project website and developer's historical work

This gives developers a high-converting channel to reach buyers and allows consumers to contact the developer ortheir representative directly, without needing to search across platforms or third-party agents.

2. Off-MLS Inventory + Land Valuation for Developers

In addition to public building data, Royalty.ca distributes acurated list of off-market (off-MLS) properties to developers and agents every month. These listings include:

  • Full property specs
  • Zoning data
  • Land size
  • FSR (Floor Space Ratio)
  • Price per Square Foot Buildable

Using our proprietary tool, we calculate the buildable potential of each property by multiplying land size by FSR and comparing it to the asking price. This results in a price per buildable square foot, giving developers immediate insight into land feasibility and project potential.

No other platform in Canada provides this level of off-market analytics in a single monthly distribution, customized for developers and investors.
